Senior property tax relief available: apply by September 30

The Town of Reading is reminding eligible residents that applications are being accepted for the Senior Property Tax Exemption program. This exemption provides qualifying seniors with property tax relief of up to $2,730 for the 2024 tax year.
Who is eligible?
To qualify, applicants must meet the following criteria:
Received the Senior Citizen Circuit Breaker Income Tax Credit on their 2024 Massachusetts State Tax Return
Owned and occupied a residential property in Reading for at least 10 consecutive years
Be age 65 or older (with a co-applicant age 60 or older) as of December 31, 2024
Have no significant assets that would disqualify them
The exemption amount equals up to 100% of the MA Circuit Breaker credit amount listed on the applicant’s Massachusetts State Tax Return. For 2024, the maximum credit amount is $2,730.
How to apply
Applications are available through the Assessor’s Office and must be submitted between August 1st and September 30th, 2025. Applicants will need to:
Complete a simple application
Provide a copy of their 2024 state income tax filing showing the Circuit Breaker credit amount
If you did not file Massachusetts income taxes, you should still contact the Assessor’s Office to review your eligibility.
The approved exemption will be applied as a credit to the Fiscal Year 2026 property tax bills, due in February and May 2026.
Important notes
Applications must be filed annually to receive this exemption
If your property is held in a trust and has not been previously reviewed, you must submit your full trust document along with the application
